Costs Associated with Buying your home in Barcelona

Like the rest of Spain, the purchase of property attracts one of two quite large tax costs.

New Build Property from the Bank or Developer

VAT & Stamp Duty (In Spanish these are called IVA and  Actos Jurídicos Documentados or AJD)

These taxes apply for residential properties being sold for the first time (never previously occupied), or for commercial properties and plots of land.

VAT ( is 10% on the purchase price of residential properties in Barcelona, so apartments, townhouses and villas)

Stamp duty (known as AJD) is 1.5% of the price of the purchase of a property in Barcelona.

There is then a further 1% for notary and land registry fees.

VAT and Stamp Duty are paid by the buyer, and if any deposit is paid before completion of the sale, such deposit will be subject to VAT at the moment of payment of this deposit.

If your new Barcelona home is a second-hand property then the cost structure is similar except that instead of paying VAT you will pay a property transfer tax called ITP and you do not pay AJD, only land registry.

On both kinds of purchases, it is advised you use an independent lawyer. Lawyers generally charge 1% of the property price. On this one per cent, you have to add VAT at 21%, so in essence, you pay 1.21 per cent of the property price for your legal adviser.

So, in summary, you pay around 13.5% and 12% on resales.
